Property Sourcing is a term used when a person or company instructs another business to find a high yielding investment property on their behalf.
A property sourcing agent is someone who secures property deals which they then sell to property investors. The role of a property sourcing agent is to act as a middleman between the buyer and seller.
An estate agent is paid by the seller in order to market their property and find a buyer.
A property sourcing agent is paid by the buyer in order to find a property, typically under value or off-market properties and the price is negotiated in order to make a strong investment opportunity.
Rental yields are percentage figures which indicate the type of returns you will make on your investment. Identifying your rental yield is a key part of any property investment strategy and you must know this figure when reviewing and comparing different properties.
Gross Yield is the annual income generated, divided by its price.
Example: (Annual Rent £5,000) divided by (Price £100,000) = 5%
Net Yield is the annual profit (income minus costs) generated, divided by its price.
Example: (Annual Rent £5,000) minus costs (£1,000) divided by (Price £100,000) = 4%

Sourcing a property can vary in time depending on the type of investment you’re looking for along with market conditions. Simple BTLs that need renovation can be found in a matter of days, whereas a more complex development or extremely high-yielding investments could take several months.
Once an investment has been found, the average purchase takes 3 months to complete before you legally own the property.

We currently do not find tenants directly, however we have a great network of successful letting agents that we can introduce you to.
